Are you thinking about selling your home? Would you like to sell it by yourself instead of hiring a real estate agent? If so it would be beneficial to review the pros and cons of selling your home by yourself before hanging out the sign.

PROS

Selling your home without an agent means More Money. If that’s not an incentive,
what is? By selling it yourself you save the fees or commissions (thousands of
dollars) that you would have to pay an agent.

You are able to decide the times for open houses and showings as well as where you
want to advertise. Because you are only selling one home - unlike an agent who is
working with many buyers and sellers ? you will always be focused on the selling of
your home. You will have more interest in the sale than a real estate agent who may
be looking for bigger commissions elsewhere.

CONS

Real estate agents are paid good money for a reason. Selling a home takes a lot of
time and energy. Open houses, dealing with potential buyers, closing sales and
dealing with the legal issues are familiar turf for these people and their experience
can impact the sale.

Be realistic about what you are willing to do. Will you drop everything to make a
showing? Are you able to ‘close the deal’ and ask for an offer? It is not everyone who
can take on such a big project or can handle the tension of dealing with buyers.

However, if the challenge excites you and if you are ready for hard work and willing
to learn then it is not impossible for you to manage alone. With a little know-how
and a lot of energy, you can sell your home without the help of a real estate agent
and reap the rewards!

Where do you begin?

Start with evaluating your home. How much can you ask? What work needs to be
done? How do you decide how much your house is worth without asking too much
and scaring buyers off or too little and not making what you should?

How Do You Evaluate Your Home?

Choosing the right price for your home is crucial to making a sale. You risk
everything if your price is too far off the current market. You don’t want to
discourage buyers because you are pricing too high and you don’t want to throw
away equity because of a low asking price.

Preparing Your Home for the Market

Now it’s time to look as objectively at your own home as you did to other peoples’
homes.

Your prospective buyers will be scrutinizing your home; has it been taken care of or
neglected? Will there be expensive repairs or are they hiding something? Taking the
time to clean up and make repairs will repay you with confident buyers anxious to
make an offer on a home that has been properly taken care of.

How to Advertise Your Home

Don’t worry. You’ve already done the hard work. Your research has been conducted,
your home has been cleaned and prepared and you have all the vital information
necessary to offer prospective buyers. Now you need to get the word out!

How to Show and Sell Your Home

You’ve done your research. You’ve priced your home, cleaned and freshened it up.
Your sign is hung out and you’ve worked hard on creating an intriguing ad. You told
everyone you know that you’re selling your home. Now you wait for the phone to
ring. How do you handle calls from buyers? What do you ask? How do you get them
to come visit?

Legal Issues

Selling and buying homes requires legal paperwork. Writing contracts to sell your
home is tricky business and you do need a lawyer to help you. Find one by asking
for recommendations from family or friends or by looking for one in the phone
book. Ask for a consultation before deciding.

How To Teach Your Dog To Eliminate On Command

Teaching your dog to defecate or urinate on command is actually hust a process of creating an association.

The command I use is, “Get Busy.” But you can use any word or phrase that you please.

You’re probably wondering why anyone would want to teach their dog an elimination command. And probably the best answer to this question is that it enables you to establish both a time and a place for your dog to eliminate.

For example, if you decide to go to bed early, and you don’t want your dog to be uncomfortable for the next 7 or 8 hours, you can very easily take him outside and tell him to “do it now,” because, “You won’t have a chance to do it later since I’m going to bed.”

Having an elimination command also allows you to tell your dog WHERE he should urinate or defecate. For example, if you’re taking your pup for a stoll and he indicates that he needs to eliminate… you don’t want him to merely stop and do his business in the middle of the sidewalk. What an elimination command allows you to do is to walk the dog over to some bushes, or behind a building and tell him, “Here! Here is where you can ‘get busy.’”

How to teach the “Get Busy” command

Just like with any other command, your goal is to associate the phrase, “Get busy,” with the action of either defecating or urinating.

Here’s what you need to do in 5 easy steps:

1.) Take note of the usual times your dog needs to defecate or urinate.

2.) Take him to the usual spot where he likes to eliminate and walk him back and forth, repeating the phrase, “Get busy, get busy, get busy.”

3.) When he begins to eliminate, continue saying, “Get busy.” After five or six different occasions, your command will start to link with the behavior.

4.) A half second after he finishes, praise him.

5.) Repeat this process every time your dog needs to eliminate, and you’ll soon find that he will begin to understand and at least make an attempt to evacuate the contents of his bladder on command.

Your Worst Habits Just Need To Be Reprogrammed!

You have the power to train your mind to choose what you think,
instead of allowing random thoughts to hold you hostage. Your
goal is to become inner-directed and focused, so that you
decide what you want to think, rather than have your thoughts
and emotions determined by the world around you. The untrained
mind has more emotional ups and downs because it is reacting to
random thoughts. Focus on what you want with joy and enthusiasm.

Remember, just like the Earth, your brain does not discern what
you plant. It will work just as hard to grow weeds as it will to
grow beautiful flowers. You determine the seeds that are planted
by what you say to yourself over and over.

Quite simply, you are a self-fulfilling prophecy because your
subconscious mind does not know the difference between factual
reality and imagined reality. If you focus on what you say you
don’t want, then you will create that as the dominate request
in your experience.

So, keep focused on what you do want. Define yourself as the
new person you chose to be. (Example: I am a perfect weight for
my body and lifestyle.) If you are still looking to lose weight,
you may want to say something like: I am allowing my body to
obtain its perfect balance for health and vitality. Many of
your beliefs have no foundation of truth, so instead of
promoting your purpose, they hold you back from success.

If you think you are destined to be overweight, below average,
poor, unlucky in love, clumsy, or even “not good at something,”
you will take actions that make these thoughts become reality.
None of these thoughts are actually true, but thinking them
creates beliefs and images in your mind that reinforce these
negative statements until they actually become true for you.

Be aware of the directions you give your brain. Your internal
dialogue, along with what you believe about situations, is how
you create your emotions. Negative self-talk messages will
cause you to give up before you even try something new. Always
be aware that your words can make ominous predictions. If you
say about your habit, “I’ll never be able to stop this; I’ve
been doing it so long.”

You are programming yourself to believe that you are too weak and powerless to overcome the habit. These negative permissions
clutter up your ability to change your behaviors. Pay attention
to yourself when you hear yourself uttering negative
permissions and negative reinforcements.

Avoid negative self-talk: “I can’t do this. I don’t understand.
I’ll look stupid. I’m too old to learn new skills. They make me
feel stupid. That’s just the way I am. There’s nothing I can
do. No one in my family can do it, so I know I cannot.”

Change your self-talk to positive reinforcement for changing
old behaviors (habits). A positive outlook creates more options
for creative solutions. Remember, focus on what you want. Keep
it simple and sure.
